Legal Perspective

As you might know, foreigners cannot directly own land in Thailand, except through some mostly dubious and costly legal workarounds. However, foreigners are permitted to enter into lease agreements for land, providing them with a legal framework similar to that of Thai nationals. This is why we’ve opted to offer our property on a leasehold basis.

Our lease agreement spans 30 years and has been meticulously crafted by a prestigious international law firm based in Bangkok. This arrangement affords you the assurance and security you seek without the need for intricate legal maneuvers, the hassle of finding Thai partners, relinquishing ownership of a company, or enduring the burden of recurring high legal and accounting expenses.

Financial Perspective

Furthermore, leasing land is more capital-efficient, meaning your money goes further. Instead of paying 4M THB upfront just for a plot of land and then requiring another 4M to build a house, your upfront payment is significantly lower. In this example, you will be able to acquire your own home for 50% less than if you were to purchase through freehold. From an investment standpoint, your yield is also higher since your initial investment is lower.

Construction is well underway and progressing according to our timeline. The first houses can be delivered to our customers in September 2024.

Yes, all our houses come fully-furnished. We collaborate with local carpenters who tailor-make most of our furniture.

A downpayment of 10% will be paid at the date of contract signing.

The annual payment consists of two components:

Land Lease Fee

Throughout the 30-year lease period, an annual lease payment is required to cover the cost of leasing the land.

Maintenance Fee

To maintain the space in its optimal condition for all residents, there is a mandatory annual maintenance fee. This fee encompasses several essential services, including biweekly cleaning of your private house, pool maintenance to ensure tidiness and a welcoming environment, and upkeep of the coworking/lounge area. Additionally, it covers general village maintenance, including the upkeep of communal areas and gardens. Furthermore, it includes insurance and garbage fees.

40% – Foundational work

30% – All structural work

20% – Interior + furnishing
